Jardine Engineering Digital Insights (JEDI), the digital arm of Jardine Engineering Corporation (JEC) is thrilled to announce the successful completion of an Artificial Intelligence (AI) energy project at Three Garden Road, a flagship property of Champion Real Estate Investment Trust (Champion REIT). Renowned as Hong Kong’s first “Quadruple Platinum” grade-A office existing building, Three Garden Road stands as a beacon of sustainability and excellence in Hong Kong’s Central Business District.
Collaborative Sustainability Efforts
The AI energy optimisation project, executed by JEDI, exemplifies the strong collaboration among Great Eagle Group, Champion REIT, and Keysen Property Management Services Limited (KPMS) in advancing sustainability. Leveraging Great Eagle’s expertise in property development and hospitality, the initiative reinforces Champion REIT’s commitment to delivering premium and sustainable real estate experiences. Three Garden Road, expertly managed by KPMS, stands as a prime example of this shared dedication to innovation and sustainable excellence.
JEDI’s advanced AI-driven solution played a pivotal role in optimising the performance of the 7,150 RT chiller plant, which supplies cooling for the 47-storey Champion Tower and 37-storey ICBC Tower at Three Garden Road – totalling 1.6 million sq. ft. – delivering significant energy savings. The collaboration achieved a 435,000-kWh reduction in energy consumption, equating to a 6.1% energy saving and an approximate reduction of 287,000 kg in CO2 emissions. The project was deployed in just 3 months and achieved its payback within 6 months.

Great Eagle Group Strategically Accelerates Smart Energy Initiatives with JEDI
Great Eagle Group is actively pursuing smart energy solutions through a partnership with JEDI, with the Three Garden Road project serving as a pioneering pilot. This initiative marks the beginning of a series of advanced energy optimisation efforts across Great Eagle’s portfolio, with plans underway to implement similar enhances at Great Eagle Centre, the Group’s headquarters. These efforts align with Great Eagle’s 2030 sustainability goals, targeting a 30% reduction in energy consumption and a 46% reduction in carbon emissions across its key Hong Kong properties.
“We are excited to begin this journey with JEDI to unlock the potential of AI in our building operations,” said Timothy Chu, Director and General Manager of Keysen Property Management Services Limited. “We will continue to evaluate opportunities to expand AI-enabled energy optimisation across our broader property portfolio, further reinforcing the Group’s leadership in sustainable, smart building management — fully aligned with our commitment to sustainability, innovation, and operational excellence.”
Philip Chiu, Executive Director of Digital and Sustainability of JEC shares “We are thrilled to partner with Great Eagle Group on this transformative project. Our AI-powered solutions are designed to drive sustainable outcomes and enhance operational efficiency for our clients, aligning perfectly with Great Eagle and KPMS’s vision for a greener future.”
The collaboration with JEDI exemplifies Champion REIT and Great Eagle proactive stance towards sustainable development, demonstrating ongoing exploration of innovative pathways to reduce its carbon footprint.

Cooling Load Forecast continuously within the 95% confidence interval at Three Garden Road enables JEDI to accurately predict cooling demand and allowing AI to optimise system operation, reduce energy wastage and lower costs.

Figure 2
Since the deployment of JEDI, improvement was noted in plant coefficient of performance (COP) at different cooling load. JEDI AI optimisation ensures the most efficient equipment is selected based on the cooling load requirement without compensating long term performance issue.
